Website Terms of Use

Effective 22 September 2026 · SpecBrief Pty Ltd · ABN 31 701 788 856

These terms cover visiting specbrief.com.au: reading the pages, viewing the sample brief and sending an enquiry. Using the SpecBrief service itself, including uploading tender documents and buying credits, is covered by the separate Terms of Service.

About these terms

The website at specbrief.com.au, including its legal pages and the public sample brief, is operated by SpecBrief Pty Ltd (ABN 31 701 788 856, ACN 701 788 856), referred to here as "SpecBrief", "we" or "us". "You" means anyone who visits or uses the site.

These terms apply to the website only. When you create an account, upload documents or buy credits, the Terms of Service, the Privacy & Data Handling notice and the Data Processing Schedule apply to that use. If these terms and the Terms of Service conflict about the service, the Terms of Service prevail.

Using the site means you accept these terms

By using the site you agree to these terms. If you do not agree, please do not use it. If you use the site on behalf of a business, you confirm you are allowed to accept these terms for it.

Information, not advice

The site describes SpecBrief and how it works. It is general information only. It is not engineering, estimating, legal, financial or compliance advice, and it does not consider your circumstances or any particular tender.

SpecBrief is a decision-support tool that cites its sources. It is not a certification service and does not guarantee compliance with any standard or contract. Estimators and their firms remain responsible for their pricing and decisions. Nothing on the site creates a professional relationship with you.

Sample briefs and examples

The sample brief, screenshots and examples on the site are illustrative. They are built from demonstration material, and any factors or limits shown in them are clearly synthetic. They show the format and features of a brief. They are not evidence of how accurately SpecBrief will read a particular pack, and they must not be used to price, order materials for or build any real job.

A brief produced for a real pack is read by an AI model and checked by code, and can still contain errors or omissions. Every brief should be checked against the tender documents before it is relied on, as the Terms of Service require.

Prices and descriptions

Prices on the site are in Australian dollars and describe the current offer. They are an invitation to deal, not an offer that you can accept by visiting the site. The price and terms that apply to a purchase are the ones shown in your account when you buy. SpecBrief is not registered for GST at the date of these terms, so no GST is charged; if that changes, the price shown at purchase will say so.

Descriptions of features, supported file types and trades describe the service as it currently stands. Features marked as coming soon are not yet available. We may change the service and its descriptions over time.

Enquiries you send us

When you send an enquiry through the site, you confirm that the details are accurate, that you are entitled to send them, and that they do not include anything unlawful, misleading or harmful. Do not include tender documents, passwords, payment details or another person's confidential information in an enquiry. Tender documents are only accepted through the signed-in upload in the service.

We use enquiry details to reply to you, as described in the Privacy & Data Handling notice. Enquiries are emailed to our inbox and are not stored in our database. Sending an enquiry does not create an account or a contract.

Acceptable use of the site

You must not, and must not help anyone else to:

  • use the site in a way that breaks any law or infringes anyone's rights;
  • copy, scrape, crawl, harvest or index the site's content by automated means, other than ordinary search engine indexing that follows the site's published instructions;
  • use any content from the site, including the sample brief, to train, fine-tune or evaluate an AI model, or to build a competing product;
  • probe, scan or test the site for vulnerabilities, overload it, or interfere with its operation, except under the responsible disclosure process on the Security page;
  • introduce malware or anything designed to disrupt, damage or gain unauthorised access to any system;
  • send spam or bulk enquiries, or use the enquiry form to contact anyone other than SpecBrief;
  • impersonate anyone, or misrepresent your connection with SpecBrief or any other business;
  • frame the site, or present its content as your own.

We may block access to the site from anyone we reasonably believe is breaking these rules.

Intellectual property

SpecBrief owns, or is licensed to use, the site and its content, including its text, design, graphics, the SpecBrief name and logo, and the sample brief. You may view the site and print or save pages for your own use in evaluating SpecBrief. You must not otherwise copy, adapt, republish or distribute the content without our written permission, and you must not use the SpecBrief name or logo in a way that suggests a connection with us or our endorsement.

References to Australian Standards and other publications identify documents owned by their publishers. SpecBrief does not reproduce or supply those standards, and naming them does not suggest the publishers endorse SpecBrief.

Availability and changes

We aim to keep the site available and accurate, but we do not promise that it will be uninterrupted, error free or free of harmful code, or that information on it is always complete or current. We may change, suspend or remove any part of the site at any time.

Privacy, cookies and fonts

How we handle personal information is explained in the Privacy & Data Handling notice. The marketing site does not use analytics, advertising or tracking cookies. It loads typefaces from Google Fonts, so your browser contacts Google's servers when a page loads, and Google receives your IP address as part of that request. The signed-in service sets only the strictly necessary cookies described in the privacy notice.

Liability and Australian Consumer Law

Nothing in these terms excludes, restricts or modifies any right or remedy, including a consumer guarantee under the Australian Consumer Law, that cannot lawfully be excluded, restricted or modified.

Otherwise, and to the extent the law allows: the site is provided as it is; we exclude all warranties and conditions about it that are not set out in these terms; and we are not liable for any loss or damage arising from your use of, or reliance on, the site or its content, including loss of profit, revenue, data or opportunity. Where our liability for a failure to meet a consumer guarantee can be limited, it is limited to supplying the information again or paying the cost of having it supplied again.

These exclusions do not apply to fraud, wilful misconduct or liability that cannot lawfully be limited. Nothing here excludes liability for misleading conduct where the law prevents that exclusion. These limits apply to the website only. Liability for the service is governed by the Terms of Service.

Governing law

These terms are governed by the laws of New South Wales, Australia, and each party submits to the non-exclusive jurisdiction of its courts.

General

We may update these terms by publishing a new version on this page with a new effective date. The version on the site when you use it applies. If any part of these terms is invalid or unenforceable, it is read down or severed and the rest continues to apply. If we do not enforce a right straight away, we have not waived it. These terms, with the documents they refer to, are the whole agreement between us about the website.
